By accessing or using the Supported Living Partners website and services (operated by DSGR Ltd, Company Number 14057324), you agree to be bound by these Terms of Service. If you disagree with any part of these terms, you may not access our services.

Supported Living Partners provides property matching services connecting:

• Property owners/landlords with CQC-registered care providers
• Care providers with suitable properties for supported living arrangements

Our services include property assessment, market intelligence, matching coordination, and introduction services. We are not a letting agent and do not manage properties or tenancies.

4. Eligibility

To use our services, you must:

• Be at least 18 years old
• Have legal authority to represent the property or organization
• For care providers: hold valid CQC registration
• Provide accurate and complete information
• Comply with all applicable laws and regulations

5. User Obligations

When using our services, you agree to:

• Provide truthful, accurate, and complete information
• Update information promptly if circumstances change
• Maintain confidentiality of sensitive information shared during the matching process
• Respond to our communications within reasonable timeframes
• Not misrepresent property condition, ownership, or CQC status
• Comply with all applicable property, healthcare, and data protection laws

6. Our Commitments

We commit to:

• 48-Hour Response: We will contact you within 48 hours of submission (excluding weekends and bank holidays)
• Professional Standards: Maintain professional indemnity insurance and NAPSA membership standards
• Honest Assessment: Provide truthful feedback about property suitability and market conditions
• Confidentiality: Protect your personal and business information in accordance with our Privacy Policy
• Transparency: Clearly communicate fees, timelines, and expectations

7. Fees and Payment

Initial property submission and assessment are free. Fees for successful matches and ongoing services will be communicated clearly in writing before any agreement is made. All fees are subject to VAT where applicable. Payment terms will be specified in individual service agreements.

8. Cancellation Rights

Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, you have the right to cancel certain contracts within 14 days without giving any reason. This cooling-off period applies to distance contracts entered into via our website.

How to Cancel: To exercise your right to cancel, you must inform us of your decision by email to info@supportedlivingpartners.co.uk or by post to our registered office address.

Effects of Cancellation: If you cancel a service agreement within the 14-day period, we will reimburse any payments received from you, excluding any costs arising from services already performed at your explicit request.

9. Verification and Compliance Checks

To comply with legal requirements and protect all parties, we conduct verification checks including:

• Care Provider CQC Registration: We verify current CQC registration status and ratings
• Identity Verification: We may request proof of identity and legal authority to act on behalf of properties or organizations
• Anti-Money Laundering (AML): In accordance with Money Laundering Regulations, we conduct due diligence checks on parties entering into rental agreements
• Right to Rent: As the corporate tenant, we ensure compliance with Immigration Act 2014 Right to Rent requirements for all sub-tenancies
• Property Ownership: We may request documentation proving ownership or authority to lease properties

By submitting information through our services, you consent to these verification checks and agree to provide requested documentation promptly.

10. Regulatory Memberships and Protection

We maintain the following regulatory memberships and protections:

• Client Money Protection (CMP): Your deposits and rental payments are protected through our membership in an approved CMP scheme
• Property Redress Scheme: Member of The Property Redress Scheme for independent dispute resolution
• NAPSA Membership: National Approved Letting Scheme member adhering to professional standards
• Professional Indemnity Insurance: Full coverage protecting client interests

11. No Guarantee of Match

While we make reasonable efforts to match properties with suitable providers, we do not guarantee:

• That every property will find a match
• Specific timelines for matching
• That matched parties will proceed to formal agreement
• Rental amounts or lease terms

Market conditions, property suitability, and provider requirements all affect matching outcomes.

12. Liability and Disclaimers

12.1 Service Provision: Our services are provided "as is" without warranties of any kind. We do not warrant that our website will be uninterrupted, secure, or error-free.

12.2 Third-Party Conduct: We are not responsible for the actions, omissions, or conduct of landlords, care providers, or other third parties introduced through our services.

12.3 Due Diligence: While we conduct reasonable checks on care providers (CQC registration, financial viability), you remain responsible for your own due diligence before entering any agreement.

12.4 Property Condition: We do not inspect properties or verify all claims made by property owners. Care providers should conduct their own inspections and assessments.

12.5 Limitation of Liability: Our total liability to you for any claims arising from our services shall not exceed the fees paid to us by you in the 12 months preceding the claim.

12.6 Excluded Losses: We shall not be liable for indirect, consequential, special, or punitive damages, including loss of profits, revenue, data, or business opportunities.

13. Intellectual Property

All content on this website, including text, graphics, logos, and software, is the property of DSGR Ltd or its licensors and is protected by copyright and other intellectual property laws. You may not reproduce, distribute, or create derivative works without our written permission.

14. Data Protection
